Taking direct bookings
Put the link on your website, your Instagram and in the welcome book. Returning guests book direct when it's one tap away.
Write your rules in the intro: how many it sleeps, the minimum stay, pets or no pets. Guests who don't fit won't send an inquiry you have to decline.
Reply within a day with the price for the exact dates. Fast replies win direct bookings, since guests are usually comparing two or three places.
Once they've booked, send the pre-arrival form for arrival times and special occasions.

Does the form check my calendar?
No. It collects requests, and you check availability and reply. That keeps your calendar where it is, on whatever platform you already use. When a week is booked, say so in the intro, for example 'August 1 to 15 is taken', so guests skip dates you can't offer. Check-in and check-out sit side by side, which makes the calendar check quick.
Can guests pay through the form?
No. Fillio doesn't take payments. Reply with your price and your own payment link or bank details. Many hosts ask for about 30 percent to hold the dates and the rest a few weeks before arrival. Put the deposit and cancellation terms in writing in your reply, so a direct booking feels as clear as one through a booking site.
Why ask what the trip is for?
A reason tells you who's coming. An anniversary is a chance for a bottle on the table; a bachelor party might change your answer. The question is optional, so guests who'd rather not say can skip it. Read it next to the adult and child counts, since four adults for a quiet week and four for a birthday weekend are very different stays.
